1 Borneo Hypermall


Sited on a 23ha site along Jalan Sulaman in the heart of Kota Kinabalu and set to be completed in March 2008, the RM1 billion “1 Borneo Hypermall” will be the biggest shopping complex on the island of Borneo. A joint-development project between Warisan Harta Sabah Sdn Bhd (developer), Sagajuta (Sabah) Sdn Bhd (developer) and United Sabah Islamic Association (landowner), the 1.5 million sq ft shopping mall boasts shopping, leisure and dining outlets besides containing a deluxe hotel, a specialist medical centre and a private college. The 600 retail outlets within the building is spread across four floors. Kota Kinabalu, with a population of 468,700 people (2004 figures), will provide the catchment for its retail business when it is opened to the public in March next year. However, the management says they are targeting about 800,000 people from in and around Kota Kinabalu and within a 20-km radius of it. Sagajuta managing director Raymond Chan said he was targeting 50,000 visitors daily on weekdays and 70,000 on weekends when 1 Borneo opens.

The property is located in close proximity to the Federal Administrative Centre, the ultra-modern University of Malaysia Sabah and the upcoming Alamesra township. Designed by the famous architect, YTS Architecture, it was launched at Centre Point Sabah, Kota Kinabalu from 6th to 7th August 2005. The project team consists of the following professionals.

With a total built-up area of 4.8 million sq ft, about 31.3% of this space is taken up by its retail space, which covers 1.5 million sq ft and which is also the largest single component within the project. This space will house the retail stores dealing in foreign brands such as Cortina Watch, Guess, BYSI, Southhaven, Edmundser, Bega, Esprit, Charles & Keith, Royal Sporting House, Hang Ten, Tomei, Blush, Elianto and Salabianca.



There are four international and regional chain hotel groups positioned at 1Borneo namely ACCOR (the world’s leading European brand in hotels) with Novotel (263 rooms), Mercure Hotel (338 rooms), BEST WESTERN (the world’s largest hotel chain) Courtyard Hotel (160 rooms), the revolutionary hip Tune Hotels (168 rooms), bringing the total to 929 hotel rooms at 1Borneo. Besides these, the other components include condominiums, Auto City, Oceanarium & Discovery Centre, a Handicraft & Cultural Centre, a Spa & Fitness Centre, an Amusement Centre, a Bowling Alley, a Cineplex and Gourmet Lane. The Tune Hotel is affiliated with budget airline AirAsia, Novotel and the Grand Boulevard.


The other components within the development include:



The four condominium blocks in the development consist of Towers A, B, C and D. Towers A and B comprise 25-storey blocks and accommodates 399 condominium units each whilst the 28-storey Tower C has 119 units. The lower level 12-storey Tower D accommodates 91 units of condominiums thereby contributing to a total of 1008 units.


The developer said the concourse on the lower ground floor had been designated the market hall/ household/ services zone that would house the largest supermarket in Sabah, the 84,000 sq ft-Giant Supermarket whilst the Golden Screen Cinema (GSC) complex with 8 screening halls, a 36-lane bowling alley and the Singapore-based Raintree Spa will be housed on the second floor of the complex.



There is also the 35,077 sq ft Autocity Showroom and the 31,000 sq ft bonded warehouse-cum-car showroom that will showcase the latest range in exotic sports cars and other luxury convertibles. The 750 billion-litre Oceanarium & 35,000 sq ft Discovery Centre is the largest in East Malaysia and will hold more than 500 species of marine life within its four walls.



A Handicraft and Cultural Centre featuring a collection of weaving tools, musical instruments, various ethnical garments and accessories as well as batik & handicraft making will also be housed in the complex. Jalan-Jalan Bazaar, a specialist store showcasing Sabah’s indigenous arts, crafts & Malaysian-made apparels & products is also included.


Amenities planned for this mega development are:-

  • Uninterrupted transportation services by taxis, bus shuttle services from 4 major routes, an airconditioned bus terminal, hovercraft and helicopter services are planned,

  • Ample carparking exceeding 3,500 bays for customer convenience is provided and 32 escalators, 4 travellators, 23 passenger lifts, 10 goods lift and a car lift are constructed within this project,

  • Disabled-friendly facilities are provided for those visiting the shopping mall which include 6 special lifts that cater to their needs,

  • Exclusive event and promotional areas are planned within the complex,

  • Platinum Lifestyle card catering to your every need is available at 1Borneo,

On the property management team, the developer has selected Singapore’s Wong Chee Hwa, who has 25 years of experience in this business, and he has allocated some RM2.5 million for advertisements and promotions for the first few months before and after the launching of 1 Borneo.
