One Menerung, Bangsar
Developed on an elevated 9-acre site behind the existing Bangsar Shopping Complex is the RM600 million development known as One Menerung, which consists of 6 blocks, viz., three towers and three low-rise blocks. Basically, the six blocks comprise a 28-storey block with a 6-storey annexe (Block A), two 21-storey blocks (Block C and D), a 2-storey block consisting of 16 units (Block B) and two 3-storey blocks comprising 12 units (Blocks E and F).
One Menerung has 229 units and was soft-launched in November 2006, and officially opened for sale on 1st December 2006. To-date, it has recorded about 70% sales. Completion of the project is scheduled to be in December 2009. Built-up area range from 3,200 sq ft to 4,300 sq ft and the lowest price tag was RM2.59 million while the most expensive was RM10.29 million, reflecting a price range from RM810 psf to RM2,393 psf. Prices of similar types of condos in the vicinity were selling at between RM650 psf to RM700 psf.
Units in Block A have built-up that range from 3,239 sq ft to 5,617 sq ft (duplex units) whilst the 6-storey annexe offers built-up of 3,658 sq ft. They are all corner lots (four units to a floor). Block C units have built-up of 4,385 sq ft while the duplex units have floor area of 7,661 sq ft. Block D has units having floor area from 5,209 sq ft to 5,221 sq ft with the only penthouse unit of 10,291 sq ft on the topmost level taking up the entire floor.
Block B’s 2-storey units have floor area from 6,843 sq ft to 7,145 sq ft. The 3-storey Blocks E and F offer built-up from 6,650 sq ft to 6,865 sq ft. Parking bays are allocated in front of the units and in the basement.
The facilities in One Menerung include three swimming pools, saunas, function room, gymnasium, dance studio, barbecue area, play area, tennis & squash courts. There is 24-hour security and residents can access their units via security cards that allow entry to their units only. Each condo unit comes with three car parking bays.
Two acres of the land have been allocated for the development of a green lung, which includes tattoo gardens as one of its landscaping features. One Menerung is accessible from Jalan Senuduk, off Jalan Maarof and is surrounded by mainly 2 storey landed homes.
For the purpose of comparison, residential strata properties of similar floor area in the Bangsar area changed hands at between RM500 psf to RM750 psf whilst the Bali-themed Bangsar Palmyra unit, developed by Bandaraya Developments with a built-up of 3,898 sq ft and 4 bedrooms changed hands for RM2.8 million or RM718 psf.
